As independent and experienced construction consultants we work primarily for Homeowners, Attorneys, Adjusters, Engineers, Appraisers, and Contractors. We provide services for the new statute SB 4-D. Our experienced "inhouse consultants" use state of the art technology Matterport and Thermography.
Large Loss and residential insurance claims are usually quite complex in nature. We provide Professional Forensic Thermography Reports, using our staff Certified Licensed Thermographer.
An infrared thermographic report provides documentation of thermal patterns detected in your building envelope. It incorporates a subjective evaluation to unknown damages. It reads and sees what isn’t capable by the human eye, or any other method of science.
The extreme difference in temperatures is indicative of several elements, i.e., water, moisture, mold, humidity, and heat transfer into conditioned spaces. It also can detect interior air escaping from compromised fenestration, windows, sliding glass doors, standard doors, and walls. We find all of these thermal anomalies in all areas of the structure that are causing deterioration to different building components both interior or exterior.
This science is far superior to the current testing used in the ASTM E1105 Chamber Test or the ASTM E331 Chamber Test. This testing is totally nondestructive. The cost of a Thermography survey is much less than a Chamber test and meets these ASTM-E and ISO standards. Here are 2 of those standards. This Forensic testing is also non-destructive.
ASTM-E1186,
Standard Practices for Air Leakage Site Detection in Building Envelopes and Air Barrier Systems.
ISO 6781,
Thermal insulation – Qualitative detection of thermal irregularities in building envelopes – Infrared method
We also offer Drone Thermography for roof inspections which include a qualitative analysis for any size structure.
If you need irrefutable evidence, or just a comprehensive analysis consider CDA, for your Thermography needs.
Matterport survey is what we implement into our analytics for several factors. It captures all the damages and provides a virtual walk through of the spaces. It also measures the space and turns it into a Floor Plan, with dimensions. We can also produce Auto Cad , Revit , and dwg. files for Engineers and Architects.
True Plan, is the newest technology which brings the Matterport survey into Xactimate, and automatically dimensions all the spaces. This measurement technology has a 99.5 % accuracy rating. We can provide you with the most compelling and accurate estimate to restore the property to a pre-loss condition. Along with a 3-D rendering, a dimensioned Floor Plan, and a Doll House view. This gives you an advantage when negotiating your claim due to nothing is left to the imagination of the "Scope of Damages".
Using this technology also enables us to make a manifest of several other inventories that may have been damaged, such as Contents, BPP, and many other scopes if required.
This compilation of expertise positions Comprehensive Damage Analytics, LLC, as the premiere choice to help reach settlement.
Working with opposing Appraisers, Adjusters, and Loss Consultants is truly an art, in today's world of negotiations. I have spent over 35 years in the Architectural, Interior Design, Construction & Insurance Industry, as a Licensed Design Professional, Developer, Building Contractor, and Adjuster.
I learned this industry from the ground up. I have designed, restored, and built all types of projects in Florida and through out the United States.
Including Residential, Medical and Professional offices, Residential and Office Condominiums, Health Clubs, Restaurants, Entertainment Venues, Retail, Automobile Dealerships, and many other types of structures.
I have been estimating projects, and Claims, for a very long time as an Adjuster and Appraiser. Our Loss Consultants, have a very similar background as myself. Accurate estimating, Thermography, Matterport Surveys and photographs make the most compelling argument in getting the claim settled. We have the technology, and equipment to ascertain all types of building envelope damages.
We have two very experienced Forensic Structural Engineers on our staff. I work very closely with our Forensic Structural Engineers when needed.
We have a Florida Licensed General Contractor, on our staff, We have a Florida Licensed Roofing Contractor on staff, and many other experts that collaborate if needed.
All of our reports are signed and stamped by Professionally Licensed individuals when needed. We can provide Expert Witness representation if requested.
The appraisal process is similar to a court held mediation. In this process the Insurance Company hires their appraiser and you will need your appraiser. The two appraisers try to come to an agreement on what the amount of damages claimed are. In the event they can't agree on the amount they will need an Umpire. An Umpire is similar to a Mediator or a Judge.
I always communicate with you throughout the appraisal so you are abreast of everything that is going on. I always try to settle the appraisal without an Umpire if possible as it brings the process to a close a little faster. I work amicably with the opposing appraiser and Umpire. It has been my catalyst to a successful outcome in the appraisal process for many years.
Umpire selection is a key ingredient in the appraisal process if one is needed. Selecting an Umpire who is unbiased and has been in insurance claims business for many years is paramount.
I try very hard to appoint an umpire who has a lot experience related to construction and understands todays methods and technology. I work very hard to get you a very fair and amicable settlement so you may restore your home to its pre-loss condition. You can always ask me questions.
